In the rolling hills of Maury County, where pastoral beauty meets a growing appetite for intentional living, something extraordinary is taking root. Firefly is more than a new neighborhood; it’s a redefinition of what it means to come home. Conceived by Mark Enderle and Mark Yarborough, partners at Storied Development, well-known for their success with The Grove in Williamson County, Firefly builds on decades of expertise while breaking away from traditional formulas. “We’ve been in the Nashville area for years and understand that the golf-centric market is significantly underserved,” Enderle says. “The Grove taught us lessons that inspired us to create something the market has never seen before.” With a seasoned team that has crafted some of the nation’s most celebrated master-planned communities, they’re setting a new standard, not just for Tennessee, but for the entire country.

Fresh sod laid on holes 12, 13, 14.

“Instead of duplicating what has worked in the past, we set out to reimagine what a neighborhood could be,” Yarborough explains. “Firefly will be a place where families grow closer and stay connected across generations.” That philosophy is reflected not only in the layout and programming, but in the very name: Firefly. Evoking summer evenings, barefoot childhoods, and the timeless joy of catching flickering lights in a jar, the name captures a sense of wonder and nostalgia that threads through the entire community.

Storied Development partners Mark Enderle and Mark Yarborough.

At its core, Firefly honors the land it inhabits. Rather than forcing the land to fit a mold, Firefly celebrates the natural contours, expansive vistas, and rural charm of the Tennessee countryside. The homes reflect a contemporary farmhouse style, timeless, personal, and deeply connected to the surrounding landscape. “Firefly’s respect for the natural beauty of the area is expressed through design flexibility and a land plan that meets the real needs of families,” says Enderle. This attention to detail also extends to the wide range of amenities offered, each striking a balance between elegance and simplicity while seamlessly blending into the landscape. Firefly is a place where authenticity, beauty, and simplicity come to life.

True to Firefly’s immersive spirit, even the golf experience defies convention. Andrew Green, one of the nation’s most acclaimed course architects, has seamlessly woven an 18-hole championship course and a 9-hole short course into the landscape, honoring the natural terrain in every design choice. By taking cues from the land itself, the courses blend harmoniously with their surroundings, resulting in both a challenging and inspirational golfing experience. “There’s a real connection between the Tennessee countryside, the community being built here, and this golf course,” Green says. “They’re not separate ideas, they’re one story told in different ways.” This approach transforms golf from a solitary luxury into a shared narrative that runs throughout Firefly.

Course architect Andrew Green gives sneak peek.

The neighborhood flows with a sense of rhythm and openness. Walkability, human-scale architecture, and gathering spaces foster daily moments of interaction. Firefly is centered around a village concept; instead of oversized clubhouses or grand statements, the thoughtfully scaled and positioned amenities create connection, approachability, and relationship-driven experiences. “The Village model keeps amenities on a personal scale,” says Enderle. “It encourages residents to come together naturally, to connect with ease.” This commitment to connection runs deeper than any blueprint. From the start, Firefly has prioritized people over polish. Events, programming, and shared spaces aren’t afterthoughts; they are foundational elements. “People make the party,” Enderle adds. “That idea has guided every decision. Our goal is to help neighbors become friends and families build memories that last.”

That people-first mindset is also evident in how the team addressed early infrastructure challenges. When local water systems proved insufficient for long-term goals, the developers took action by working closely with Maury County Water to deliver a future-proof distribution system. “It wasn’t just about solving our problem,” Enderle explains. “It was about creating something that serves this area for decades.” Combined with a forward-thinking Planned Unit Development strategy, this investment below the surface enables Firefly to grow with both integrity and flexibility.

Artist rendering of the Outpost comfort station and grill.

While Firefly offers striking architecture and enviable lifestyle elements, its ambition goes beyond mere aesthetics. This isn’t a place designed to impress; it’s a place built to endure. Success here won’t be measured in homesite sales or Instagrammable moments but in the quiet accumulation of stories, milestones, and everyday joys. “Anyone can build amenities and beautiful homes,” Enderle says. “But what matters is whether people truly enjoy them, whether they feel at home, and whether their children and grandchildren remember this place with love.”

Artist rendering of Base Camp family club.

In a region racing toward the future, Firefly stands out by moving with intention. It invites you to slow down, settle in, and become part of something lasting.

Spring Hill, Tenn. (September 25, 2025) – Storied Development, a high-end private residential community developer, in partnership with Wheelock Street Capital announces that Firefly, a new 700-acre luxury golf community located 30 minutes south of Nashville, sold more than 80 homesites in 45 days during the initial sales launch. Sales opportunities are now open to the public for the remaining homesites in phase one. Firefly’s centerpiece, an 18-hole championship course, is rapidly taking shape under the direction of acclaimed golf course architect Andrew Green.

“Firefly is unlike anything else Middle Tennessee has seen, and what we are offering in terms of lifestyle and amenities in addition to Green’s vision for golf has contributed to the unprecedented sales success in our initial homesite launch,” said Mark Enderle, Storied Development Partner. “The golf, clubhouse, and community amenities are embedded in the fabric of Firefly creating a harmonious experience for family and friends. The synergy between living and experiencing go hand-in-hand, which is the biggest differentiator between Firefly and other traditional golf clubs in the area.”

Best known for his masterful restorations of East Lake, Oak Hill, Scioto, and Interlachen, Firefly represents the first original golf course design of Andrew Green’s award-winning career. Construction progress has been steady in 2025, with several golf holes already complete and more underway. Looking ahead, members can anticipate walking the fairways for the first time when the course officially opens in Summer 2026. Supporting facilities, including the Golf Shop, as well as food and beverage options at the Fieldhouse and Outpost, are expected to be completed by the end of 2026, with additional amenities phased in over time.

“As an architect, having a raw piece of land to shape into a golf course is both a tremendous privilege and an incredible challenge,” said Andrew Green. “At Firefly, the land gave us the opportunity to craft a course that feels as though it’s always been here, while still pushing forward the game’s traditions, an experience that golfers of all levels will want to come back to again and again.”

Beyond the 18-hole golf course, Firefly will also have a nine-hole short course, and it will offer a wealth of luxury amenities including a clubhouse, fitness center, family club, adult and family pools, a bowling alley, golf simulators, and a racquet club with tennis and indoor pickleball courts. These facilities aim to provide a comprehensive lifestyle experience within the serene Tennessee countryside.

“Firefly is such a unique offering to Middle Tennessee, combining a private member’s club and a luxury home community so buyers and their families can experience this new lifestyle all-year round,” said Jeff Laliberte, Partner, Wheelock Street Capital. “Together with Storied Development we have created a strategic roadmap for Firefly that will ensure its ongoing success.”

Current homesites range from $575,000 to over $1,675,000. Construction of homes at Firefly should start in 2027, and the community will have around 400 homes once complete. For more information and to learn more about the community’s offerings, please visit www.fireflyliving.com.

By Brendon Elliott, PGA

Acclaimed Architect Breaks New Ground with Debut Original Course Outside Music City.

After decades of masterfully restoring some of America’s most storied golf courses, Andrew Green is finally getting his chance to create something entirely from scratch. The renowned golf course architect, whose restoration work has earned him Golf Digest’s 2024 Best U.S. Remodel Award and transformed venues like East Lake Golf Club for the Tour Championship, is putting the finishing touches on Firefly — a luxury golf and residential community just 30 miles south of Nashville that will open for play in summer 2026.

For Green, whose resume reads like a who’s who of championship venues — Oak Hill Country Club, Congressional Country Club, Inverness Club and Interlachen Country Club — Firefly represents both a career milestone and a creative liberation that has been years in the making.

From Restoration Master to Original Visionary

“Having a raw piece of land is a tremendous privilege,” Green reflects on his first original design. “Early in my career, there were very limited opportunities to create a golf course from scratch. I had to hone my skills by renovating and protecting golf courses that were already well established. While there were times it was frustrating, it prepared me for moments like this.”

That preparation has been extensive and impressive. Green’s restoration of East Lake Golf Club, unveiled at the 2024 Tour Championship, has been widely praised for restoring the course’s historic Donald Ross character while enhancing playability for the world’s best golfers. His work at Interlachen Country Club earned him Golf Digest’s coveted Best U.S. Remodel Award, while his transformations of Oak Hill for the 2023 PGA Championship and Inverness for the 2021 Solheim Cup have set new standards for championship venue preparation.

But Firefly is different. Here, Green isn’t working within the constraints of historical preservation or the footprint of a golden-age master. Instead, he’s working with more than 700 acres of rolling Tennessee countryside that he describes with the enthusiasm of an artist who’s finally found the perfect canvas.

The Land That Golf Was Meant For

“I absolutely love the ground at Firefly,” Green says, his excitement palpable when discussing the property’s natural features. “It almost feels as if it was destined to be here. The clubhouse is well set on a sprawling high point that allows for access and play in multiple directions.”

The topography reads like a golf architect’s dream: rolling hills that provide natural elevation changes, a winding creek that offers dramatic visual and strategic elements, and a tremendous rock formation along the 14th hole that the course plays alongside rather than around. It’s the kind of varied terrain that allows for what Green calls “one-of-a-kind golf shots” — the hallmark of memorable golf course design.

“The front nine loops out onto a flatter portion of the property, then turns and returns through a soft valley that truly sets itself apart from the rest of the layout,” Green explains. “The back nine borders part of the front before climbing onto a wonderful high point that is both stunning and the setting for a series of amazing holes.”

This natural variety has allowed Green to create what he believes will be a course that feels like it has “existed for decades” despite being built from scratch — the ultimate compliment for any golf course architect.

Golden Age Principles Meet Modern Innovation

Green’s design philosophy has always centered on what he calls “Golden Age principles” — the time-tested concepts pioneered by architects like Donald Ross, Alister MacKenzie and A.W. Tillinghast in the early 20th century. These principles emphasize strategic options over penal design, natural ground movement over artificial features, and variety in shot values that keep golfers engaged from first tee to final putt.

“I love the Golden Age principles,” Green explains. “They are time-tested and adored by golfers, whether they recognize them inherently or not. The ability to play over a piece of ground with only minor manipulation by the bulldozer creates one-of-a-kind golf shots.”

At Firefly, these principles manifest in several key ways. The course will feature greens with interesting shapes and contours that allow the course to play differently every day, making hole location selection crucial.

Bunkers and hazards are positioned to make players think strategically rather than simply flanking the line of play. Width paired with rolling ground puts a premium on course management while still giving higher handicap golfers room to maneuver.

Perhaps most importantly, Green has designed Firefly to offer “a wide range of shot values and distances” that will make golfers “hit every club in the bag and remain so engaged that they are ready to play again the minute the round is over.”

A Course for Every Golfer

One of the most impressive aspects of Firefly’s design is its scalability. With tees ranging from more than 7,300 yards down to 4,860 yards, the course can challenge scratch golfers while remaining enjoyable for beginners. This flexibility reflects Green’s adherence to a favorite Donald Ross quote: “The ideal course is one that presents a test of golf for the everyday golfer and first-class player.”

“We want the best golfers to be tested — so we can push the tees back, and we have greens that allow for exciting hole locations,” Green notes. “If the club wants to host an event, we have that covered. At the same time, we also have the ability to set up the course in a more modest manner — where we still achieve great variety, but make it more enjoyable for the higher handicap golfer.”

This philosophy extends beyond just tee placement. The course routing itself tells a story, with what Green describes as a unique opening stretch featuring holes 2-5 that includes “two par-3s and two par-5s — a unique set of circumstances, but ones that are truly intriguing.” The closing stretch of holes 14-18 promises to “test every single aspect of your game” with opportunities to score balanced against places where even good golfers might struggle.

More Than Just 18 Holes

Firefly’s golf offering extends well beyond the championship 18-hole course. Green has also designed a nine-hole short course that he envisions as much more than a beginner’s layout or quick-play option.

“With the short course, I wanted to give players an opportunity to challenge themselves with every scoring shot the game of golf offers,” Green explains. “This means the tees allow most players to hit every iron in their bag, while the green surrounds provide unlimited chances to recover, practice and push yourself.”

The facility will also feature extensive practice amenities, including a driving range, three short game greens and what Green describes as “a massive putting green.” For those with limited time, these practice facilities ensure that even a 30-minute visit can be productive and enjoyable.

Perhaps most significantly, Firefly plans to implement a walking and caddie program — a nod to golf’s traditional roots that’s becoming increasingly rare in modern course design. This commitment to the walking game reflects Green’s belief in golf as both physical activity and mental engagement, where the rhythm of walking between shots enhances the strategic thinking that great golf course design demands.

Learning from East Lake

Green’s recent work at East Lake Golf Club has provided valuable insights that he’s applying to Firefly. The Atlanta course, which hosts the season-ending Tour Championship, presented unique challenges in restoring Donald Ross’ original vision while meeting the demands of modern professional golf.

“East Lake is a testament to using the ground you have to make the golf course play in unique ways,” Green reflects. “It is a very simple piece of land, with each nine leaning toward the lake. Ross used this in an ingenious manner, routing today’s front nine east and west and making No. 8 the key hole that returns to the clubhouse.”

At Firefly, Green has applied similar routing principles to much more complex terrain. “The topography and shape of the parcel are much more irregular, but the routing still has to journey out and back appropriately to provide returning nines. We used a series of holes with differing lengths to make this work. Nothing feels congested, yet the golf course fits together seamlessly, with things close by and quaint in a way that echoes East Lake.”

A Community Built Around Golf

Firefly represents more than just a golf course — it’s a comprehensive luxury community that will eventually include 407 single-family homes with prices starting at $2.5 million on home sites ranging from $500,000 to $1.5 million. The development, a partnership between Storied Development and Wheelock Street Capital, is designed to create what Mark Enderle of Storied calls “the premier club community in the Nashville area.”

The community’s amenities extend far beyond golf, including a full-service clubhouse, fitness center, family club with adult and children’s pools, bowling alley, golf simulators and a racquet club featuring tennis courts and indoor pickleball facilities. These amenities are designed to create what the developers call “a comprehensive lifestyle experience within the serene Tennessee countryside.”

Already, 60 Founder memberships have been secured, with Encore memberships now available for those seeking priority access to this exclusive community. The strong early interest reflects both the scarcity of private golf options in the rapidly growing Nashville area and the anticipation surrounding Green’s first original design.

The Architect’s Evolution

For Green, Firefly represents the culmination of lessons learned from every major project in his career. “I feel every project I work on builds upon the wealth of knowledge gained from the prior ones,” he explains. “There are elements of each project I’ve done woven into Firefly. It’s not the ‘greatest hits’ album of my career, but rather the collection of golf shots I value, have learned from and embrace as great golf.”

This evolution is evident in Green’s approach to sustainability, strategic design and player experience. His work at Congressional Country Club introduced bold sustainable design concepts, while his restoration of Inverness created strategic, engaging layouts that produced dramatic competitive moments. At Oak Hill, he demonstrated his ability to prepare courses for major championship play while maintaining their essential character.

“I also feel there are things I’ve seen and experienced that I want to improve upon compared to the places I’ve previously worked,” Green adds. “And because I haven’t been constrained in any way here, I hope I’ve been able to do exactly that.”

Looking Toward 2026

With construction well underway and completion scheduled for the end of 2025, anticipation for Firefly’s opening continues to build. The course is expected to begin member play in spring 2026, marking not just the debut of Green’s first original design but potentially the arrival of a new standard-bearer for golf course architecture in the Southeast.

“I can’t wait for golfers to see what we have created at Firefly,” Green says. “I feel the routing, property and elements fit together in such a flowing manner that it will feel as if this place has existed for decades.”

For an architect whose career has been defined by honoring the past while enhancing the present, Firefly represents something entirely new: the chance to create a future classic from the ground up. Given Green’s track record and the natural beauty of the Tennessee countryside he’s working with, that future may arrive sooner than anyone expects.

The Bottom Line

When Firefly opens for play in summer 2026, it will mark a significant moment in American golf course architecture. Andrew Green, who has spent his career proving that great golf courses can be both historically respectful and strategically modern, will finally have the chance to show what he can create when given complete creative freedom.

“As for my legacy, I’m not sure how to fully define that,” Green concludes with characteristic humility. “I hope people simply enjoy Firefly — a place where all kinds of golfers can have a great time on a unique course that pushes on tradition while still paying respectful homage to the Golden Age of golf course design that I value so deeply.”

If his restoration work is any indication, that hope is likely to become reality. And for golfers in the Nashville area and beyond, that reality can’t come soon enough.

By Brendon Elliott, PGA

Todd Huizinga is transforming luxury golf communities by prioritizing genuine relationships over flashy amenities, creating environments where members and staff thrive together. When Huizinga, a Quarter Century PGA Member and the PGA of America General Manager at Firefly in Spring Hill, Tennessee, surveys the rolling hills where Firefly Club is taking shape under the masterful design of acclaimed architect Andrew Green, he sees more than just fairways and greens emerging from the landscape. He envisions something far more valuable: a community built on authentic human connections that will endure long after the novelty of new amenities fades.

Huizinga’s journey to this philosophy began more than 30 years ago when he graduated from Boise State University in 1993 and turned pro as an assistant golf professional at Hillcrest Country Club in Boise, Idaho. Since then, he has shepherded some of the most prestigious golf communities across the country, from the Jack Nicklaus-designed Superstition Mountain Golf and Country Club in Arizona to The Vaquero Club in Texas, Rancho Santa Fe Golf Club in California and The Grove Club in Tennessee.

Throughout his career, Huizinga has developed what he calls his “One Great Idea,” the notion that sustainable success in luxury golf communities comes not from chasing the latest trends, but from the timeless practice of genuinely caring for people. “I know everyone is looking for a brilliant idea that changes the industry,” Huizinga said, “but my north star has always been taking care of people—connecting with members and staff, providing the best possible experience and representing the clubs that I have served in the most impactful way.”

This philosophy has been tested through diverse experiences managing everything from startup communities to distressed properties. Each experience reinforced his core belief that authentic relationships are the foundation of exceptional club communities.

Now, as general manager at Firefly, Huizinga is applying these principles to what promises to be one of the most ambitious luxury golf communities in the Nashville area. The 700-acre development, a partnership between Storied Development and Wheelock Street Capital, represents Andrew Green’s first original design after his celebrated restorations of historic courses including Scioto, Congressional and the award-winning Interlachen Country Club.

Green’s vision for Firefly includes an 18-hole championship golf course and a nine-hole short course that will take advantage of Middle Tennessee’s rolling hills and sweeping vistas. The courses are scheduled for completion by the end of 2025, with member play set to begin in spring 2026. Beyond golf, the community will feature luxury amenities including a full-service clubhouse, fitness center, family club, pools, bowling alley, golf simulators and a racquet club with tennis and indoor pickleball courts.

Yet for Huizinga, these facilities serve primarily as the backdrop for something more important: creating an environment where genuine relationships can flourish. His approach begins with understanding that luxury isn’t defined by the grandest amenities, but by the quality of human interactions within the community.

This philosophy extends to every aspect of Huizinga’s management style. Rather than viewing staff as service providers, he sees them as integral partners in creating the community experience. He invests time in understanding each team member’s strengths and aspirations, creating a culture where staff delivers exceptional service because they genuinely care about the community’s success.

The same principle applies to member relations. Huizinga recognizes that today’s affluent members have countless options for their leisure time. What keeps them engaged isn’t just premium facilities, but the feeling that they belong to something special—a community where they’re known, valued and connected to others who share their interests.

During Firefly’s development phase, Huizinga has focused on building relationships with the 60 Founder Members who have already committed to the community. Rather than simply processing memberships, he’s created opportunities for these early supporters to connect and feel invested in the community’s development. The launch of Encore Memberships in early 2025 represents another opportunity to apply these relationship-building principles.

This emphasis on authentic connections also influences how Huizinga approaches business metrics. While he understands the importance of financial performance, he frames these within the larger context of community building. Success isn’t just about revenue targets — it’s about meaningful connections facilitated, quality experiences delivered and relationships built.

This perspective has served Huizinga well during challenging periods of his career. When faced with a distressed property, he recognized that sustainable recovery required rebuilding trust among both staff and members. By prioritizing relationships and authentic communication, he transformed the community’s culture and positioned it for successful transition.

In the rolling hills of Tennessee, just where the countryside begins to whisper stories of time and terrain, lies a golf experience unlike any other: Firefly. The man behind this remarkable vision is Andrew Green, one of today’s most sought-after golf course architects. With decades of experience and a passion rooted in the golden age of course design, Green has sculpted a layout that honors the land it rests on while challenging and inspiring every golfer who walks its fairways.

Between sprigging and contouring greens, we spoke with Green about his design philosophy, the magic of the Firefly landscape, and what makes this course destined to become a modern classic.

Rooted in Place, Inspired by History

When asked about his inspiration for the Firefly course, Green’s response was immediate and heartfelt. “Our big message and goal were to give Firefly a really strong sense of place,” Green explained. “To let it speak to the Tennessee countryside, its graceful topography and the moments where the land gets bold. We’ve used those moments to create drama and intrigue in the routing of each hole.”

His guiding light throughout the process? The timeless principles of the game’s golden age, an era when design was as much about strategy and soul as it was about aesthetics.

The Marriage of Beauty and Playability

The land and topography are undeniably beautiful. But Green is quick to warn against mistaking beauty for substance. “I talk often about the difference between sizzle and steak,” he said with a smile. “Sizzle’s great, but without the steak, it’s pointless.”

For Green, playability is the foundation. The course was intentionally designed to accommodate players of all skill levels, with wide corridors in key landing zones, options to run the ball onto greens, and varied tee boxes to tailor the experience. But make no mistake, Firefly is as thoughtful in its design as it is enjoyable to play. “We want you to see the shot in your mind, then try to execute it,” said Green. “That mental engagement is a key part of the design.”

What Makes a Course Great? Firefly Checks Every Box

When asked what every great golf course must have, Green listed four elements, and believes Firefly embodies them all:

Interesting Greens – “Each green at Firefly is its own puzzle,” said Green. “You’ll face different challenges from every angle and pin location.”

Strategic Routing Across Natural Land – Firefly’s terrain is both graceful and bold, and Green has carefully routed the course to bring out the best in it.

Shot Variety – “You’ll use every club in the bag,” Green noted. With varied distances and changing angles, Firefly demands a full spectrum of golf shots.

Strategy at the Core – Hazards, angles of attack, and risk-reward choices ensure that every round played at Firefly is a mental challenge, each decision should make you think.

“Strategy is the soul of the game,” Green emphasized. “Firefly will reward precision and planning with better lines of play and better access to hole locations.”

Surprises in the Soil

Even for seasoned golfers, Firefly holds a few surprises. “I think the way the ball will come to rest will be unexpected,” Green shared. With slopes and contours both subtle and dramatic, players will encounter sidehill, uphill, downhill, and uneven lies throughout their round. “That adds immense value to the playing experience. The course will keep you on your toes.”

The closing stretch, Green promises, will leave players both fulfilled and hungry for more. “You’re going to want to turn right around and play again.”

More Than Golf

Ultimately, Firefly is more than a fantastic golf course. Firefly is an experience, a lifestyle, a destination infused with authenticity and rooted in its surroundings. “There’s a real connection between the Tennessee countryside, the community that’s being built here, and the golf course itself,” said Green. “They’re not separate ideas, they’re all purposefully designed to work together.”

As the course nears completion, Green is filled with pride in what has emerged from the soil. “There’s a level of soul born from the ground underneath,” he said. “It’s a magical spot. You’ll walk away feeling like you’ve been part of something special, and you’ll want to come back again and again.”

Final Thoughts

At Firefly, Andrew Green is sculpting a journey. A journey that embraces history, honors the land, and dares golfers to be their best selves. Whether you’re walking it for the first time or the fiftieth, Firefly promises an experience rich in challenge, beauty, and heart.

Firefly is set to welcome members and guests Fall 2026.

About Andrew Green: Andrew has restored several legacy golf courses, earning him a reputation as one of the world’s most acclaimed golf course architects. His restoration work includes such venerable courses as Inverness in Ohio, Oak Hill East in New York, Congressional Blue in Maryland, East Lake Golf Club in Atlanta, Interlachen in Minneapolis, and Vaquero in Texas.

A surging economy, explosive population growth, and a growing scarcity of homes in private club communities have made this region one of the most strategic places to invest in 2025.

One of the most exciting new developments capturing investor and luxury buyer interest is Firefly, Nashville’s preeminent private golf club community where extraordinary experiences await families seeking the finest amenities, activities, and programming available.

1. A Booming Economy = Strong Real Estate Fundamentals

Middle Tennessee’s economy is firing on all cylinders. Anchored by Nashville and extending into high-growth counties like Williamson and adjacent Maury County, the region has seen impressive GDP growth—3.1% in 2024, outperforming many larger markets, and the national employment growth rate for 2024 was just 1.4%.

With headquarters and major regional offices for Oracle, Amazon, HCA Healthcare, Nissan, and more, the job market is thriving. Unlike slower-recovering metros like Chicago and Los Angeles, Nashville’s vibrant business ecosystem fuels consistent housing demand and strong price appreciation.

2. Population Growth: Migration Trends Favor Tennessee

People are voting with their feet—and they’re moving to Tennessee in droves.

Greater Nashville gained over 35,000 residents in 2023, fueled by job opportunities, lifestyle appeal, and a favorable tax climate.

In contrast, Los Angeles County lost nearly 100,000 people, and Cook County (Chicago) shrank by more than 61,000.

Tennessee’s no state income tax and business-friendly environment make it especially appealing to relocating entrepreneurs and remote professionals.

This continued influx of people translates directly into sustained real estate demand—and an upward pressure on prices.

3. Private Club Communities: Limited Inventory, Big Potential

Middle Tennessee’s private club communities are experiencing unprecedented demand. These exclusive neighborhoods offer more than just homes—they provide lifestyle, security, and long-term investment value, but demand has out-paced supply. Enter Firefly, a new standard for private club living in the South. Located just outside of Franklin, Firefly is a private, gated club community designed for those who want it all: luxury, nature, golf, amenities and programming designed for the whole family, and a real sense of community. With only approximately 400 custom homes planned, Firefly offers an ultra-exclusive opportunity to own in one of the region’s most thoughtfully designed, lifestyle-driven developments.

Key highlights of Firefly:

18-hole Andrew Green designed golf course and 9-hole short course designed to blend into the natural Tennessee landscape.

World-class amenities including a clubhouse, family club, racquet sports, pools, dining and much more. READ MORE

A focus on intentional living, where architecture, community, and nature are seamlessly integrated.

Limited inventory ensures long-term exclusivity and appreciation potential.

Compared to similar private communities in Los Angeles or Chicago suburbs—where homes can start at $4–5 million—Firefly offers unparalleled value, with custom homes anticipated to start at $2.5 million.

4. Affordability Meets Upscale Living

When you compare costs between Middle Tennessee and top-tier markets, the opportunity becomes even more clear:

Market

Median Luxury Home Price

Avg. Price per Sq. Ft.

Property Tax Rate

Firefly / Franklin, TN

$1.8M–$2.5M (custom builds)

$400–$500/sq. ft.

0.66%

Chicago (Lake Forest, etc.)

$3M+

$600–$750/sq. ft.

2.16%

Los Angeles (Brentwood, Calabasas)

$4M–$6M+

$800–$1,000/sq. ft.

0.76%

Factor in the state tax savings, lower carrying costs, and greater land value per dollar, and the return on investment in Tennessee stands out dramatically.

Bottom Line: Firefly Lights the Way for Smart Investors

Firefly is a response to what today’s luxury buyer really wants: authenticity, design, space, privacy, and community. And it’s doing it in one of the most economically vibrant and demographically favored regions in the U.S. With limited inventory, early-phase pricing, and unmatched lifestyle features, Firefly—and Middle Tennessee as a whole—offers a rare window of opportunity for investors and discerning buyers alike. Whether you’re diversifying from a high-cost market or making a lifestyle shift, there’s never been a smarter time to explore what Middle Tennessee has to offer. With the launch of Firefly, strong economic fundamentals, and increasing demand, the window of opportunity is wide open—but it won’t stay that way for long.

What is considered Middle Tennessee?

Middle Tennessee is one of the three Grand Divisions that make up Tennessee: East, Middle, and West. The Middle Tennessee region is comprised of 41 counties east of the Tennessee River. The state’s capital and largest city, Nashville, is in Middle Tennessee.

The Middle Tennessee region is divided into three divisions:

The Columbia Division is comprised of the counties of Giles, Hickman, Lawrence, Lewis, Marshall, Maury, and Wayne.

The Northeastern Division is comprised of the counties of Clay, Cumberland, DeKalb, Fentress, Jackson, Macon, Overton, Pickett, Putnam, Smith and White.

The Nashville Division comprises Cannon, Cheatham, Davidson, Dickson, Houston, Humphreys, Montgomery, Robertson, Rutherford, Stewart, Sumner, Trousdale, Williamson, and Wilson counties.

Located just 35 miles south of Nashville, Spring Hill has quickly become a hotspot for luxury homebuyers seeking a perfect blend of small-town charm, upscale living, and Southern hospitality. Spring Hill’s newest luxury new home community, Firefly, is a 700-acre private golf club community with a 18-hole modern classic course and a 9-hole short course designed by renowned golf course architect, Andrew Green.

1. Real Estate Value That’s Still Within Reach

Middle Tennessee has seen major appreciation in home values—but areas like Spring Hill still offer excellent value per square foot compared to Nashville’s urban core. New home communities and available new construction homes are booming in Spring Hill. With property values continuing to rise, the long-term equity potential is strong. Spring Hill gives you room to grow—literally and financially.

2. Family-Friendly Living

Spring Hill is ideal for families, thanks to welcoming neighborhoods, quaint small-town charm, and abundance of parks and green space. Williamson County and Maury County school systems both serve the area, giving buyers multiple public and private school district options. The community vibe is strong—think farmers markets, family festivals, and neighbors who actually know your name.

3. Proximity to Nashville—Without the Hustle

With easy access via I-65, Spring Hill is just a short drive away from Nashville’s booming music, culinary, and arts scene, making the Spring Hill area the ideal retreat for those who want privacy and luxury without being disconnected. Life at Firefly offers the perfect blend of natural landscapes, world-class family friendly amenities, yet close to the excitement of one of America’s great cities.

4. A Region Full of Opportunity

Beyond Spring Hill, the greater Middle Tennessee region offers countless communities to explore—Franklin, Murfreesboro, Columbia, and of course, the energetic heart of Nashville. Each one has its own unique flavor, making it easy to find the perfect fit for your lifestyle and goals.

Tennessee continues to shine as one of the smartest places to buy real estate in the Southeast—and Spring Hill is leading the way. With strong growth, great schools, a welcoming atmosphere, and home prices that still make sense, now is a great time to explore what this area has to offer.

More on Firefly – Spring Hill’s Premier Luxury Community

A significant addition to Spring Hill’s luxury landscape is the upcoming Firefly community. Spanning over 700 acres in Maury County, Firefly is a private, gated club community developed by Storied Development in partnership with Wheelock Street Capital. The community will feature over 400 single-family homes, with initial homesite prices ranging from $500,000 to $1.5 million and finished homes starting at $2.5 million.

Firefly’s amenities are set to redefine luxury living in the area. The centerpiece is an 18-hole championship golf course and a 9-hole short course, both designed by renowned architect Andrew Green—his first original design. Additional amenities include a full-service clubhouse, fitness center, family club, adult and kid pools, bowling alley, golf simulators, and a racquet club with indoor pickleball courts.

Golf courses completion is expected by the end of 2025 and a grand opening tentatively scheduled for spring 2026.

With its perfect mix of southern charm, booming cities, stunning nature, and a strong sense of community, this region has quietly become one of the most desirable places to call home in the U.S. Whether you’re a young professional, a growing family, or someone looking for a slower pace without sacrificing opportunity, Middle Tennessee has something for everyone.

1. A Thriving Job Market

Nashville is the heartbeat of Middle Tennessee, and it’s pulsing with opportunity. The area has seen explosive growth in healthcare, tech, music, tourism, and education. Companies like HCA Healthcare, Amazon, and Oracle have invested heavily in the region, bringing with them thousands of jobs. Plus, the entrepreneurial spirit is alive and well—Middle Tennessee is a fantastic place to launch a startup or small business.

2. Mild Climate & Natural Beauty

Four distinct seasons, none of which is too extreme. That’s the weather in Middle Tennessee in a nutshell. Spring and fall are particularly stunning, with rolling hills and colorful foliage. You’re never too far from a trail, a lake, or a hidden waterfall. Places like Percy Warner Park, Radnor Lake, and the Harpeth River offer endless outdoor recreation options right outside your back door.

3. Small-Town Feel, Big-City Perks

While Nashville gets most of the attention (and rightfully so), the surrounding communities like Franklin, Murfreesboro, and Columbia offer the warmth and friendliness of small-town living with easy access to the entertainment and amenities of the city. You can enjoy and be home in time for a peaceful night’s sleep under the stars.

4. A Music & Culture Hub

It’s called Music City for a reason. Nashville and the surrounding areas are rich in music history—from the Grand Ole Opry to local honky-tonks with the next big thing on stage. But it’s not just about country. Jazz, blues, rock, indie, gospel—it’s all here. Add in a growing food scene, local festivals, and a community that embraces creativity, and you’ve got a region bursting with culture.

5. Top-Tier Education

Middle Tennessee is home to highly rated public schools, private institutions, and major universities like Vanderbilt, Middle Tennessee State University, and Belmont. Educational opportunities for all ages are abundant, and the region continues to invest in making them better.

6. Affordability (Compared to Other Major Markets)

While prices have risen with the area’s popularity, Middle Tennessee remains relatively affordable when compared to other metro areas like Atlanta, Austin, or Los Angeles. Middle Tennessee real estate gives you more home for your money and enjoy a high quality of life. One example is Firefly located just outside Nashville, a private, gated golf club community with the most comprehensive, family-centric amenity offering in the region.

7. A Sense of Community

What truly sets Middle Tennessee apart is its people. Southern hospitality and hometown pride are real here. Whether it’s a neighbor helping you with your groceries, or sports fans cheering for one of the many hometown teams—you’ll feel the warmth from day one.

Middle Tennessee isn’t just growing—it’s thriving. Offers a rare blend of opportunity, beauty, culture, and community, Middle Tennessee is a place where you can grow roots, chase dreams, and truly enjoy life. So whether you’re considering a move or just looking to fall in love with your hometown all over again, take a closer look at Middle Tennessee—you might just find everything you’ve been searching for
