Developer Update

As we transition into the holiday season, it’s a fitting time to reflect, express gratitude, and look ahead to what’s next for Firefly.

We want to acknowledge the incredible efforts of the Firefly team and our many external partners who have worked tirelessly to overcome both natural and logistical challenges. The success of our first member preview event – and the overwhelmingly positive feedback – was especially rewarding.

We also want to extend our sincere thanks to our Founder and Encore members for their trust and investment in the Firefly vision. As of the end of October, we proudly count sixty-one (61) Founder members and thirty-eight (38) Encore members. These members have pre-selected eighty [80] homesites in Phase 1, while nineteen [19] have opted to wait for future releases. Additionally, we have ten (10) Registrations of Interest for the upcoming Phase 2A homesites. With this level of support, our mission is clear: deliver on the promises that define Firefly.

Looking ahead, here’s what to expect through the remainder of 2025 and into 2026:

PHASE 1:

  • County approval for Phase 1 infrastructure development is nearly complete, and we expect the final plat to be approved in January 2026.
  • At that time, development costs will be bonded with Maury County, which aligns with the 15% predevelopment incentive currently offered with each homesite purchase.
  • Development of Phase 1 will take approximately one (1) year, with building permits for homes in Firefly projected for issuance in Q1 2027.
  • There have been some questions about how the Spring Hill sewer moratorium may affect Firefly. Firefly, like The Grove, is using an independent sewer operator (Aqua Green) and we do not expect any delays in getting building permits for Firefly. Once the roads are installed and the county approves the final product, building permits will be available through Maury County.

 

GOLF COURSE:

Final construction of the Andrew Green 18-hole signature course and the 9-hole short course is scheduled for the winter months. Sodding is planned for March, followed by green sprigging in May, with both courses expected to open by Labor Day.

AMENITIES:

Plans are in the final stages for the first three (3) amenity buildings. Our goal is to complete these buildings by the end of 2026 and be fully operational for the 2027 golf season.

  • The Outpost: Located between the 12th fairway and 4th tee, this casual spot will offer burgers and beverages with panoramic views of nearly the entire golf park.
  • Fieldhouse Teaching Facility & Grill: Situated near the Practice Field tee and adjacent to 9th green and 1st tee, this facility will feature state-of-the-art hitting bays, a putting lab, and a full-service grill and bar.
  • Golf Shop and Coffee Bar: Designed to welcome members and their guests, the Golf Shop will support operations from tee times to merchandising to everything in between (including a full-service coffee shop).

 

 

Future amenities are being carefully evaluated to balance immediate needs with long-term vision. Encouragingly, all amenities have reached the schematic design stage, and a general contractor has been selected.
